Flat roofs fail at the deck, the edges and wherever water sits. Ponding water finds every seam, and once the deck underneath goes soft, patching the surface buys you a few months at best. We strip the old covering, check and replace the deck where it has rotted, set new firrings so the roof falls to its outlet, and lay a new covering over a sound base.
Our photos show exactly that: old felt roofs stripped back, new timber firrings fixed across the joists, new OSB and plywood decks, then the new covering going down and finished at the upstands and edges.
